When choosing a Home Inspector always ask these two questions.
1. What are the inspector’s qualifications? Many inspectors have little or no experience in the field of construction or mechanical trades. Many have only taken courses lasting from 45 to 90 hours. That’s less than 3 week.
I am a licensed Tennessee Residential and Commercial Contractor who has held all of the local mechanical licenses for many years. I am also a licensed Tennessee Home Inspector. When I look at your furnace, it is through the eyes of a technician who has installed and repaired them for years. My formal education, Mechanical degree, ongoing training and years of field experience allow me the ability to do consulting work at many levels.
2. Does the inspector require me to sign a pre-inspection agreement that requires me to wave my rights to litigation, force me to agree to binding arbitration, or force me to agree to limit my rights to recover only the fee paid for the inspection for any damages?
I have never required any of these.
Never hire an inspector based on price alone. The few dollars you save now could cost you thousands if the inspector misses defects that would otherwise be found by an experienced and highly qualified professional inspector.
